Rent Receipt Generator (PDF, in your browser)

Receipts to generate
Annual rent at this amount

₹1,80,000

Rupees One Lakh Eighty Thousand only — ₹15,000 × 12 months

Annual rent exceeds ₹1,00,000 — your employer will ask for the landlord's PAN (or a no-PAN declaration) before allowing HRA exemption in TDS. Adding it prints it on every receipt.

Fill in the tenant name, landlord name, and property address.

The PDF is created entirely in your browser and saved straight to your device — nothing you type here is uploaded or stored anywhere.

Estimate only. Not tax or financial advice. Figures depend on your employer's exact structure — consult a CA for decisions. Updated for FY 2026-27.

Why salaried tenants need rent receipts at all

If you claim the HRA exemption under §10(13A), your employer needs evidence that you actually paid rent before it can compute TDS on the exempt figure — and the evidence convention Indian payroll teams have settled on is the humble rent receipt. Every January-ish, investment-proof portals open and ask for receipts covering the year, and every year tenants discover their landlord has no template handy. That is the entire problem this tool solves: fill in the tenant, landlord, property, and rent, and download a clean, printable PDF receipt — for any single month, or for all twelve months of a financial year of your choice in a single 12-page file your landlord can sign in one sitting.

Everything happens inside your browser. The PDF is drawn on your device by a client-side library and saved straight to your downloads folder. Your names, address, PAN, and rent figure are never uploaded, logged, or stored — there is no server on the other end to send them to. A document generator that quietly collects the very details printed on your receipts would be worse than no generator; this one is built so that it cannot.

What a valid rent receipt must contain

There is no statutory form for a rent receipt, but payroll teams and assessing officers expect the same core elements: the amount received (in figures and words), the period the payment covers, the property it covers, the tenant who paid, and the landlord who received — with the landlord's signature. Two additions matter at specific thresholds:

  1. Landlord's PAN once annual rent crosses ₹1,00,000. Your employer is required to collect it (or a no-PAN declaration) before allowing the exemption in TDS. At ₹8,500 a month you are already past this line — the tool flags it automatically and prints the PAN on every receipt when provided.
  2. A revenue stamp when rent is paid in cash above ₹5,000. A stamped and signed cash receipt is what the Stamp Act expects; bank transfers and UPI need no stamp. Each generated receipt carries a marked box so the stamp has an obvious home.

The receipts this tool produces carry all of the above, with the amount written out in words in the Indian crore-lakh-thousand style — ₹15,000 becomes "Rupees Fifteen Thousand only" — the same convention as a cheque, which makes tampering with figures harder and keeps payroll reviewers happy.

The thresholds worth knowing before you claim

Three numbers govern most rent-and-HRA paperwork. First, ₹1,00,000 a year: above it, the landlord's PAN becomes mandatory for the employer's TDS computation, as covered above. Second, ₹50,000 a month: above it, §194-IB makes you — the individual tenant — responsible for deducting TDS from the rent and depositing it via Form 26QC; that obligation exists whether or not you claim HRA, and receipts do not discharge it. Third, 10% of your basic salary: the HRA exemption formula only exempts rent in excess of that figure, so if your rent is below 10% of basic, a folder of perfect receipts still produces an exemption of exactly zero. Our HRA exemption calculator shows the three-limb computation with the binding limb highlighted, so you know before submitting proofs whether the paperwork is worth anything.

Receipts, agreements, and the money trail

Receipts satisfy the employer's checklist, but the exemption itself survives scrutiny only if the underlying payments are real. The strongest arrangement is boring: a written rent agreement, rent paid every month by bank transfer or UPI, and receipts that match those transfers rupee for rupee. Paying rent to a parent who genuinely owns the house is permitted — tribunals have allowed it — but the same discipline applies with extra force: actual transfers, an agreement, and the parent declaring the rent as income in their own return. Receipts generated in a batch and back-signed against cash that never moved are precisely the pattern assessments catch, because the officer asks for the bank statement next. Generate the receipts here, by all means — but let them document payments that actually happened.

How the batch mode works

Select "All 12 months", pick the financial year, and the tool produces one PDF with a receipt per page for April through the following March of that year, each dated the last day of its month, numbered sequentially, and carrying the same amount. If your rent changed mid-year — a hike after renewal, or a move — generate the months at the old rent and the months at the new rent as two separate batches (or single receipts) rather than averaging; each receipt should state the rent actually paid for that month. A mid-year move also changes your HRA math, and if the move came with a new offer, the CTC offer comparison and the in-hand salary calculator show what the change does to your take-home under both regimes.

One honest caveat to end on: rent receipts only matter for tax if you claim the HRA exemption, and that exemption exists only under the old regime. Under the new regime — the default for FY 2026-27 — HRA is fully taxable and no receipts are needed for tax purposes at all (landlords may still want them as payment records). Nothing on this page is tax advice; the thresholds described are those in force for FY 2026-27, and your own facts decide what applies.

Frequently asked questions

When do I need my landlord’s PAN on rent receipts?
When the rent you claim for HRA exemption exceeds ₹1,00,000 in a year — about ₹8,334 a month — your employer must collect the landlord's PAN before allowing the exemption in TDS (CBDT Circular on salary TDS). If the landlord has no PAN, a signed declaration to that effect works instead. Below the ₹1 lakh threshold, receipts alone are generally sufficient for the employer. This tool prints the PAN on every receipt when you provide it.
Does a rent receipt need a revenue stamp?
Only when rent is paid in cash and the amount exceeds ₹5,000 — a requirement from the Indian Stamp Act for cash acknowledgements. Rent paid by bank transfer or UPI needs no stamp, and the bank record itself is stronger evidence than a stamped receipt. Each receipt this tool generates carries a marked box so a stamp can be affixed if your payments are in cash.
Do I need a receipt for every month, or is one consolidated receipt enough?
Employers commonly accept either monthly receipts or one receipt per quarter covering the period; what matters is that the receipts cover the full period you claim and state the amount, period, property, and landlord. Monthly receipts are the safest convention because they mirror how rent is actually paid — which is why this tool's batch mode produces one receipt per month for all 12 months of FY 2026-27 in a single PDF.
Is a rent receipt enough proof, or do I also need a rent agreement?
For employer TDS purposes, receipts are usually what the investment-proof portal asks for, with the agreement requested for larger rents. In an assessment, though, the officer can ask for the full trail: agreement, receipts, and evidence that money actually moved — bank statements are the strongest. Receipts with no matching payment trail are the classic reason an HRA claim fails in scrutiny, so pay by transfer where you can.
Do I have to deduct TDS on the rent I pay?
If your monthly rent exceeds ₹50,000, §194-IB requires you as an individual tenant to deduct TDS from rent (deposited once a year or when vacating, via Form 26QC) — this is your obligation, separate from the receipt itself. Below ₹50,000 a month there is no tenant-TDS requirement. The rates and procedure are set by the Income-tax Act and change with Budgets, so check the current figure on incometax.gov.in before deducting.
Where does the information I type into this generator go?
Nowhere. The PDF is drawn entirely inside your browser tab using a client-side library and saved directly to your device. Names, addresses, PAN, and rent amounts are never transmitted to us or anyone else, never stored, and there is no account or history. Close the tab and nothing remains. You can verify this yourself from your browser's developer-tools network tab while generating a receipt.
